A Landowner Operating a Store with Over 100 Years of History

The landowner, who had been operating a store for over 100 years, was facing a difficult decision during a generational transition—whether to close the business or continue operations.
The key challenges in continuing were the aging condition of the building and the fact that the store was larger than necessary.

As the store relied primarily on long-standing regular customers and was located in an area well suited for retail traffic, we proposed relocating the store to another parcel of land that had been used as a parking lot.
At the same time, we recommended attracting tenants to the original store location.

We worked closely with the landowner on the design of the new store, and a portion of the construction costs was covered by ground rent income generated through tenant leasing at the former site.

By carefully coordinating the construction schedule of the new store with the tenant leasing timeline, we were able to meet the landowner’s wish to continue operations without closing the store.

The landowner also owned a narrow, difficult-to-use parcel of land. We assisted with the necessary procedures to relocate existing parking users to that site, allowing it to be effectively utilized as a parking area.

At first, the landowner struggled with the idea of relocating a business that had operated for more than a century under their generation.
In the end, however, they expressed heartfelt gratitude, saying that they were truly glad they had accepted our proposal.

By leasing the former store site to tenants, the landowner secured stable ground rent income.
The store was successfully relocated to the parking site, and the previously underutilized narrow parcel was repurposed as additional parking—maximizing the value of all owned properties.
