20-Year Initial Structural Warranty Standard Specification with Complimentary Home Inspection
In most standard warranty programs, the structural warranty period is 10 years from the date of handover.
However, KAⅡ provides a 20-year structural warranty as a standard specification.
Specifically, if defects are discovered in structurally critical components or parts responsible for preventing water intrusion, as defined under Japan’s Housing Quality Assurance Act, KAⅡ will repair them free of charge.
Under typical warranty systems, coverage ends after the 10-year defect liability period, or can only be extended through paid maintenance services.
In contrast, KAⅡ conducts a complimentary home inspection at the end of the initial 10-year period, and continues the warranty coverage for an additional 10 years.
10-Year Complimentary Inspection Program and Long-Term Inspection System
After handover, we conduct complimentary inspections at 3 months, 1 year, 2 years, 5 years, and 10 years to ensure the ongoing condition and performance of the home.
For homeowners who wish to continue inspections, paid inspections are available every 10 years up to 30 years after construction.

Ground Warranty System
20-Year Coverage up to ¥50 Million
KAⅡ also provides strong protection for the ground supporting the home.
For damage caused by di erential settlement—where the building or ground shifts unevenly under structural weight—the warranty covers restoration costs and temporary housing expenses for 20 years from the date of handover, up to ¥50 million per incident.
Even the unseen ground beneath your home is securely protected.
10-Year Home Equipment Warranty Standard Specification at KAⅡ
KAⅡ provides 10 years of repair coverage for residential equipment, including system kitchens, water heaters, and intercom systems, even after manufacturer warranties have expired.
Although equipment failure rates typically increase after five years of installation, most manufacturer warranties cover only approximately one year.
If equipment failure occurs, KAⅡ will provide free repairs based on the terms specified in the manufacturer’s warranty conditions.
The 24-hour ventilation system is optional.
